Monthly rates are determined by suite size and include all residential services, amenities and basic wellness services. Prior to moving in, individuals are professionally assessed to determine if any additional care is needed to live safely and with dignity at The Kensington.
Base Rates
Base Rates includes all amenities and residential services such as 24-hour security and on-site care staff, daily meals, weekly housekeeping and laundry, transportation, maintenance, cable TV and utilities, plus our extensive activity program. In addition, residents on the Independent plan receive basic wellness services. These include nurse consultations, vital sign checks, help with scheduling appointments, daily monitoring, and simple medication management or personal assistance.
Base rates start at $2,995 per month for a studio suite, the equivalent of $98/day. One-bedroom apartments start at $4,895 monthly ($161/day). Our community offers five different apartment types to consider.
Levels of Care
Additional health and personal care services such as medication administration, bathing or dressing assistance and more are also available as needed to residents who require such services. For those in need of care, an assessment is performed by our in-house nurse, in conjunction with your private physician if you wish. Each service required is assigned a point value, which is based on the time and expertise required to provide the service. We offer four care levels
Level 1 – $650
Level 2 – $1,050
Level 3 – $1,750
Level 4 – $2,450
Upon move-in, regular follow-up assessments are used to update the service plan, which ensures residents are getting appropriate care at all times. For more information, please speak to the staff at The Kensington.
Other Cost Considerations
A one-time Community Fee of $750 will hold a room for a period of 15 days and is not refundable
after move-in.
A $500 deposit adds you to the waiting list for our community and is applied to your first month’s rent. This deposit is fully refundable if a move does not occur.
The Residency Agreement is an annual lease with option of 30-day notice to terminate.
Additional fees may apply for enhanced care, and staff attendant for appointments.

Short-Term Stays
A temporary or respite stay at The Kensington is based on availability.
A short stay may be a necessary bridge between a hospital or rehab stay and a transition back to home, or can be a good way to try out a home at The Kensington before making a long-term commitment.
Short term stays include a furnished suite plus all residential services and amenities. Health care services are available for an additional cost. Rates for a short-term stay start at just $100/day.
